Responsibilities:

The Housing Assistant Supervisor is responsible for helping the Housing Supervisor oversee the maintenance staff and ensuring the efficient operation of housing facilities. This role involves supervising maintenance activities, ensuring compliance with safety standards, managing budgets, and coordinating with various departments to maintain high-quality living conditions for residents. The supervisor will also assist with HVAC and welding tasks as needed.

ESSENTIAL DUTIES AND RESPONSIBILITIES INCLUDE THE FOLLOWING:

  • Assist in supervising maintenance staff by determining workloads and schedules; develop, interpret and implement policies and procedures; evaluate staff and make hiring and termination recommendations; and ensure that staff are trained in complex maintenance activities and are following standard operating procedures.
  • Assist in monitor and participate in operations in assigned sections including inspecting projects, developing and implementing modifications and improvements, recommending specifications and scheduling for contracts, negotiating prices and inspecting contractor’s work to ensure that safe work practices and standard operating procedures are followed.
  • Answer questions and provide information related to projects including resolving problems, handling complaints and providing technical expertise in area of assignment.
  • Interact professionally with all; maintain effective working relationships and work in cooperation with the management team to effectively meet departmental objectives.
  • Assist with the development of the operating budget for the assigned area of responsibility; order materials and supplies; assist in the monitoring and tracking of expenditures for the section.
  • Assist in coordinating section activities with other sections, programs and departments, including scheduling and resolving problems; coordinate and inspect work performed by contractors.
  • Assist in the selection of staff; performs periodic evaluations of subordinates and recommend and implement discipline as required.
  • Ensure the safety training is provided to staff and that proper safety practices are followed.
  • Respond to emergencies as requested; coordinate activities with other responders; direct the work of staff and utilization of resources to effect repair and ensure the safety of the community.
  • May perform a variety of field maintenance tasks, depending upon experience and level of certification.
  • Prepare records related to the work performed and materials and supplies used; enter invoices in the computerized purchasing system.
  • Fill in for supervisor when absent.
  • Perform such other tasks as may be assigned from time to time by supervisor or director.

KNOWLEDGE, SKILLS AND ABILITIES FOR THE POSITION:

  • Knowledge of machines and tools, including their designs, uses, benefits, repair and maintenance.
  • Knowledge of the composition, structure and properties of substance and of the chemical processes and transformations that they undergo. This includes uses of chemicals and their interactions, danger signs, production techniques and disposal methods.
  • Knowledge of principles and processes for providing customer and personal services including needs assessment techniques, quality service standards, alternative delivery systems and customer satisfaction evaluation techniques.
  • Knowledge of the standard principles, methods, practices, techniques, tools, and equipment used in the maintenance and repair of building structures, machinery, electrical, plumbing, and mechanical equipment fixtures.
  • Able to perform routine maintenance and determining when and what kind of maintenance is needed.
  • Skill to repair machines or systems using the needed tools.
  • Able to determine what is causing an operating error and deciding what to do about it.
  • Able to determine the kind of tools and equipment needed to do a job.
  • Controlling operations of equipment or systems.
  • Mathematics: Ability to perform simple arithmetic for time-keeping and counting calculations.
  • Language & Communication: Ability to read, write, speak and understand English, and communicate effectively with others.
  • Ability to understand, provide and follow written and verbal direction.
  • Attention to detail and accuracy.
  • Ability to exercise independent and sound judgment.
  • Cultural awareness of and sensitivity to Kickapoo traditions, religious beliefs and way of life.

SUPERVISION EXERCISED:

This position does carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

EDUCATION/EXPERIENCE REQUIREMENTS:

Minimum Qualifications: High school diploma or graduation equivalent diploma (GED); work experience will be considered in lieu of education.

Five years of skilled or semi-skilled maintenance experience which must include one year of lead experience; or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job as listed above.

Preferred Qualifications: College level course work enabling incumbent to obtain job-related licenses or certificates is desirable.
